Analysis of the relationship between crime and the value per square meter of residential property in the city of Belo Horizonte

The disorderly expansion of cities increases regional inequalities and contributes to the rise of crime in large urban centers. In view of this, this study investigated the relationship between the average homicide and robbery rates per 100,000 inhabitants and the value per square meter of residential property in Belo Horizonte in the period 2017-2021, using hierarchical models with spatial lag. As a result, the Exploratory Analysis of Spatial Data (AEDE) indicated distinct patterns of agglomeration for crime rates between the regions of the municipality of Belo Horizonte. In addition, the econometric results revealed that properties located in regions with higher homicide rates have lower square meter values in their built-up areas. On the other hand, the opposite is true for theft and robbery rates, which show a positive relationship with the square meter value of the properties.
